2) Utilizing the power of the Internet – For years I did things “Old School”, getting out driving, looking at properties, talking to sellers, tons of leg work. Now, I do 90% or more of my business right from my home computer (the 10% is going out to pick up checks, but I guess I could have them mailed to me).
With such advances in internet and technology, we now have tools such as Craigslist, Google Maps, Skype, emailing files, plus vast databases of information such as online access to tax assessment and county records … all right from our computers. I now can locate, contact, research and buy any property you can think of – without ever leaving home.
This has opened up such a vast opportunity for anyone to get involved in real estate investing. It’s now become possible for you to locate a property and put it under contract, close it and get paid all right from your computer (remember that $65K check above, I got that closing a deal while I was on vacation visiting Hong Kong. Everything was handled by email and fax.).
Now, I know you are saying “but I can’t buy a property because I don’t have any money and can’t qualify for a loan”. I hear you, and I know you will think it’s total bull when I tell you “YOU DON’T NEED IT!” I will show you how you can simply put a deal under contract, and sell your position in it to another investor or homebuyer WITHOUT HAVING TO QUALIFY OR CLOSE THE DEAL.
